Property management

Many properties, many small cases, and every statement needs a basis you can follow.

The working day

The terms
come from you.

Managing agents, facility businesses, developers running their own stock, housing co-operatives. Businesses that look after many properties and owe a statement for each one that has to be right.

Where effort accumulates

A useful start
has a reason.

These situations help you recognise the work. We use your actual processes to find which apply to your business.

01

Cases spread across many properties

Each one on its own is small. Together the overview gets hard. A state across properties can stay patchy when cases are run in different applications or without structure, and missing sources have to stay visible.

02

The statement as an annual effort

Once a year somebody gathers up what accrued all year, and that is when it shows what is missing.

03

Ordering a trade with no trail

The order goes out by phone. What was agreed is written down nowhere. The invoice arrives and surprises.

04

Deadlines that do not wait

Meter readings, inspections, servicing, notice dates. Every missed deadline creates cost or trouble.

A possible overview

Three properties need something. One inspection is coming up.

06 · One property case to play through

Which case has to leave a trail on the property?

Works, inspections, invoices and service charges only become dependable when the property, the unit, the order and the document stay together.

Choose a starting position

An invented demonstration: the cases, the figures and the results are made up. Tab to the selection, change it with the arrow keys. Whatever you change here stays in this browser view; nothing goes to the server or to analytics, and nothing is stored.

01

The statement has to carry every line

Missing documents or assignments make the check harder and can put lines in dispute. Whether something is recoverable depends on the law and on the contract. The evidence should run along as it arises.

02

Personal data is the rule here

Managing tenancies means processing personal data permanently. Deletion periods, access rights and duties to give information belong in the system plan from the start.

Your first stage

Start where
the work improves.

For Property management, we choose a bounded first outcome with your team. Existing specialist systems can stay where they fulfil necessary requirements. We compare time relief, payments that can end and the cost of the new way of working.

The workshop gives you priorities and a roadmap. You can continue internally or with support from Markus Kirchmair. The choice of model and agent follows the task, with data and rules retained outside an individual chat.

Ready for the next change

Keep the work simple.

The first view should show the next relevant decision. Reasoning and sources remain accessible. We leave out unnecessary features and make actual progress visible.

When a rule changes, agents can help investigate the impact, prepare the adjustment and update tests and documentation. A qualified person assesses the result and its adoption.
